Multifamily is another term for an apartment building or apartment complex.  There are smaller multifamily properties, duplexes and four-plexes, and larger, commercial multifamily which consists of anything from 5 units and above.

Multifamily real estate investing offers tremendous advantages as compared to other assets classes like the stock market, forex market, cryptocurrencies and even the sub-domains such as single-family investing or fix and flip. It strengthens your portfolio as a tangible asset with minimum volatility and offers both income and long term appreciation.

Syndication is a pooling of investors’ capital to take advantage of the economies of scale and purchase a larger asset, such as a large apartment building or multi-building complex. As a limited partner passive investor, your money is invested alongside dozens of other investors in a single commercial asset (such as an apartment building). 

As a passive investor, you won’t have any other active responsibilities in the deal.  The Universe Holdings team will manage the assets on your behalf.

A preferred return – often called “Pref” – is the claim on profits given to preferred investors in a project. Once a profit percentage is achieved, the excess profits are split among the rest of the investors as agreed upon in the offering documents.  This type of return is most commonly used in real estate investments.

Vertical integration – Universe Holdings handles many of the key aspects of real estate management in house, including project management, construction, and property management. The result: Complete oversight of renovations, accelerated timelines, and better control of quality and costs—all of which drive higher returns for investors.

An accredited investor must meet one of the following: 1) An annual income of at least $200,000, or $300,000 when combined with spouse’s income; 2) Holds a valid Series 7, 65, or 82 license; 3) Has a net worth of >$1 million, excluding value of a primary residence.

Universe Holdings distributes cash flow, dividends, interest, or other income realized from investments, plus proceeds from any disposition or refinancing on either a monthly or quarterly basis, depending on the deal.

The minimum capital commitment is $100,000.

Yes. Investors are able to invest through their traditional self-directed IRAs. Investors are also able to invest through their LLC, LP, or Trust.

Although multi-family properties are often considered stable and safe among various investment asset classes, there is always risk to any investment. In order to manage risk, we leverage established relationships with local brokers to obtain “off-market” and “below-market” deals. We self-manage our properties, which allows for the property to be operated as efficiently as possible by enhancing income and reducing expenses. In all investing, there are no guarantees. So, we at Universe Holdings invest our own personal capital into the deals, aligning our interests and goals with that of our investors.

As a real estate syndication investor, you’ll gain the tax benefits of property ownership, including accelerated depreciation and cost segregation, which can help lower the taxable passive income you receive.

Each year, you’ll receive a Schedule K-1 tax form to include with your tax filings.  This form reports your income and losses on the investment.

If you happen to be a real estate professional, you may be able to apply these paper losses to your ordinary income as well.  Again, please consult with your tax professional for advice related to your specific financial situation.

Universe Holdings focuses its portfolio on high barrier-to-entry markets with strong multifamily fundamentals.  Our current emphasis is on coastal markets on the East and West coasts.  We have also been exploring opportunities in the Midwest and southern states, as these states experience population growth and begin to “tick” a number of our investment criteria.

We target markets where we can successfully operate throughout the real estate cycle—not just when times are good. This means focusing our efforts on areas with sustainable growth, supported by a diverse set of strong economic drivers and favorable supply-demand dynamics.
